Kukui'ula Update

Kukuiula construction 2009 from T Mira on Vimeo.

On Tuesday, October 27, 2009, Makai Properties LLC toured the 1,010 acre property known as “Kukui`ula” with the President of Kukui`ula Development Company Hawaii LLC, Dick Holtzman and his staff.

As we caravanned through the different parcels of Kukui`ula in the unmistakable white suburbans, our guides pointed out milestones in the development stages. The very anticipated beginnings of parcel Y, aka the "Makai Collection", was our first stop where Maryl Construction is underway on 3 of their cottages. The common area, surrounded with mature landscaping features, revealed the carvings of two lagoons. The Plantation Clubhouse, which will be the heart of Kukui’ula, is now an obvious structure and we were able to visualize all the amenities that will be available by December 2010. The familiar ending at the Sunset Deck, captured the essence of Kukui’ula and all that it is becoming.

A big Mahalo to Dick Holtzman, Brent Herrington, Kurt Matsumoto, Brenda Sameshima, Suzie Olson, Laurel Iverson, Phil Wycoff, and Art Nehf for all your time and effort in making this a great tour! Thanks for dispelling all the rumors! If you had any doubt, doubt no more! Kukui`ula will deliver! ‘course, I already knew that .

As a former Sales Executive with Kukui’ula (during the period of their last recorded sale), I am very capable of guiding you through the whole purchasing process that begins with the Lot Selection, and solidifies with an accepted Sales Contract. A BUYER’S REPRESENTATIVE is highly suggested before inquiring, touring, or purchasing. Allow me to represent you. Mahalo!

Extension of Home Buyer's Tax Credit...Will it pass?

There is "talk" that the First Time Homeowner Buyer's Tax Credit will be EXTENDED and
EXPANDED to include step up home buyers. See Washington Post article below.

Extension of home buyers' credit has wide Senate support

The Senate has reached a broad bipartisan consensus on extending a lucrative tax credit for first-time home buyers beyond the Nov. 30 deadline and expanding it to include some current homeowners, according to the Senate's Democratic leader.

Under the plan, people buying their first home would receive an $8,000 tax credit if they sign a contract by April 30 and close on it by June 30, according to people familiar with the proposal who spoke on the condition of anonymity because the timing had not been finalized. Homeowners shopping for a new primary residence would be eligible for a $6,500 tax credit if they owned their home for five consecutive years in the previous eight.

In both cases, individuals who earn more than $125,000 annually and couples who earn more than $250,000 would not be eligible, the office of Senate Majority Leader Harry M. Reid (D-Nev.) said on Wednesday.
