Wainani Auction update - 4 days after auction





What did Kennedy Wilson accept?

Well, today’s MLS shows that 5 out of the 6 homes are Under Contract.  The remaining home is now listed at $975,000.  (see below)

What does that mean, Tim?

It means that Kennedy Wilson negotiated with the Buyers to raise their “winning bid” somewhere closer to KW’s reserve price.  That information is not public, so we won’t find out what it sold for until the property closes in about 2 months.

Every auction received at least 9 bids and not more than 18 bids.


Per the terms and condition of the auction registration form, Kennedy Wilson reserves the "right to accept, counter-offer or reject the offer during the auction, in the contract room and/or within five (5) calendar days following the auction. Offers not accepted by the seller within five (5) calendar days following the auction are automatically null and void, unless time is extended by the seller in writing, at its discretion."


My hope is that Kennedy Wilson accept all of the winning bids awarded yesterday!  HOWEVER, my opinion is that these bids did not meet Kennedy Wilson’s reserve prices.   It will be interesting to see if they make good on “some” of these bids, just because it is in their best interest to do so.  For example, the last single family home sold in Poipu went for $769,000 two weeks ago.  It was a 2bd/2ba home within the VDA built in 1988.  The question is, “How do you let go of a brand new 3bd/3ba home on the golf course for $780,000 and still best represent the Seller?”

Wainani at Poipu



My blog has been receiving many hits from people searching for information about the “Wainani at Poipu” auction.  Truth be known,  these homes will probably sell well within fair market value range. And what is the fair market value for these homes?  If you've been following the real estate market trends in the Poipu area, then you probably have a good idea of what that is. And if you haven’t, then  finding someone who does is in your best interest.   If the FMV is not within your price range, then you might be wasting a lot of valuable time and energy.    Having a buyer’s representative does not increase the cost of the sale.  It will provide you with knowledgeable information to make a calculated and reasonable auction bid.

Well, the time has come....Wainani at Poipu is up for auction. Six luxury, golf course residential homes located on the Kiahuna Golf Course will be available for purchase before the year is up. Wainani at Poipu UPDATE




For today's Wainani update, I decided to drive up to the property to see if there were any new signs posted by the Maryl Group. This is the only sign I saw. After taking the second photo, a security vehicle approached me and the security guard very kindly and professionally let me know that this was private property....just like the sign says.


This is a beautiful piece of real estate. At some point, it will become available for purchase. Call me directly to get on a short list for early bird deals.

Wainani at Poipu

Wainani Update

For the rest of you who didn’t get a personal phone call or email from me, Wainani’s Sales Team has closed their doors! Several calls to the Sales Center have gone unanswered, only a “Temporarily Closed” note hangs on their sales office door!

My prior posted Wainani update talked about the "Summer Stimulus" prices. Apparently these prices were too good to be true. The prices were so low, they pulled the plug on themselves! What’s to become of this, you ask?

Be patient my friends. I still believe that Wainani has great property value in Poipu. It’s not IF, but WHEN these home sites come back on the market. And when they do, you’ll want to know about it.

If you recall, after I worked for Kukui'ula for a year, I was asked to join the Maryl Realty team at Wainani. I spent six months as the Lead Kauai Salesperson for Wainani before the economy started heading south. Now I'm back at Makai Properties, and thankful for the "lessons" and "valuable information" obtained during my short but intense time with Kukui'ula and Wainani.

Wainani will be back...and hopefully packaged right for this market!! Stay tuned......

Poipu Development - Wainani

"Wainani at Poipu" has just announced it's NEW REDUCED prices.
They are calling it their "Summer Stimulus Pricing". Prices on all standing inventory have been reduced 30 to 40 percent.   I used to work at Wainani when they were not quite ready to accept the reduced price offers some of my customers wanted to put in. But the tide has turned. These home packages offer some awesome turn-key luxury Kiahuna golf course property options. One drawback is that these homes are closely built. However, nothing that proper landscaping can't fix. I personally love the feel of the layout of some of the models. The ocean blues on the makai side and the open green space looking mauka. I would enjoy giving you a tour and sharing some of my favorites with you!!
